We offer a free initial assessment to help you understand your prospects and the most practical next steps.
If you have a development project in mind, we can provide clear early guidance on your chances of planning success, an initial steer on your draft scheme, and a review of the Council’s relevant planning policy.
We’ll also check the Council’s planning history for the site and advise on any other expertise that may be worth involving at an early stage.
Based on our findings from the initial assessment, we can advise on the type, scale, and potential level of detail needed for the scheme.
Planning Applications
q clear, step-by-step application process
Based on our findings from initial assessment we can undertake pre-application negotiations with consultees such as the council’s planners, the highway authority, and the Environment Agency.
Armed with that feedback on your draft scheme, we then manage the process through to a professional, submission-ready application.
Where appropriate, this includes coordinating input from architects, highway engineers, ecologists, and other specialists—so the application is complete, well evidenced, and properly presented.
We write Design and Access Statements and Planning Statements to support the application, monitor progress after submission, and liaise with the planning authority on any enquiries that arise.
Where necessary, we can also provide a presentation to the planning committee.


Planning Appeals
reviewing refusals and setting out the best way forward
If planning permission has been refused, we can advise on the options available and, where appropriate, support you through a planning appeal.
With changes to the appeals process from 1 April 2026, there is a stronger emphasis on getting the case right from the start., that means at the application stage.
Our approach is to first assess the likelihood of success and clearly explain your position before initiating an appeal.
Simon has extensive experience in handling appeals through written representations, hearings, and inquiries.
